We built modern and advanced logistics facilities for Axla Logistics in Sulankaari, Tuusula. Designed for e-commerce operations, the facility became the first building in Finland to receive the BREEAM Outstanding certification.

The project, carried out by Mrec Investment Management Oy, Axla Logistics, and Tekova, was an exemplary demonstration of smooth collaboration between different stakeholders. At the core of its success were the shared vision of the client and the end-user, as well as the commitment of all parties to a sustainable facility solution and construction process.

From the design phase onward, the project was guided by ambitious ESG goals and executed in compliance with the EU taxonomy, achieving an A energy class rating. The applied energy efficiency solutions include a 123 kWp solar power system and a 150 kW air-to-water heat pump, ensuring sustainable energy use and low emissions. The project was completed on schedule and handed over with zero defects.

Achieving the BREEAM Outstanding rating means that the building is environmentally friendly and responsible. The certification enhances the property’s attractiveness to users, investors, and tenants while helping the facility’s user meet their own sustainability goals. Key requirements for obtaining the certification include, among others:

  • Scoring: At least 85% of the total available points in the certification process.
  • Energy efficiency: The building must be highly energy-efficient – progressively approaching or achieving carbon neutrality.
  • Water usage: Efficient water management and minimized consumption.
  • Materials: Environmentally friendly and sustainable materials must be used.
  • Indoor air quality: Designed to optimize user well-being through a healthy indoor environment.
  • Biodiversity: The building must support biodiversity and include environmentally beneficial solutions such as green roofs or natural plantings.
  • Waste management: Waste generated during construction and operation must be minimized, with a strong focus on recycling.
  • Construction site responsibility: Built following responsible construction site practices to prevent environmental harm during the construction process.
